Wisconsin law requires property assessments be based primarily on fair market value: The likely sale price of a property if it is listed and sold on the open market. The Assessor analyzes real estate market trends, reviews recent sales, and evaluates properties to ensure assessments are fair and equitable.
The Assessor does not set or collect property taxes. The assessed value assigned to each property is used to fairly distribute taxes among all property owners.
The Village contracts with Affiliated Property Valuation Services for assessment services for most properties, including homes and commercial buildings. The Wisconsin Department of Revenue assesses manufacturing properties statewide.
When Are Assessments Done?
The Village of Mount Pleasant updates property assessments annually to reflect the value as of January 1 of that year. This prevents larger shifts that may occur if assessments are not updated for multiple years. State law requires assessed values for most properties be within 10% of their actual market value.
The 2026 assessment notices are to be mailed on March 30. Property owners have several opportunities to learn more about those assessments, or appeal them.
